Home Information Packs

From 14 December all houses coming onto the market, no matter the size, will need to have a HIP.

Buying your own HIP can potentially save you money. Your privately purchased HIP can be used with any estate agent, giving you the freedom to market your property as you wish.   

A HIP contains all the basic required documents needed to produce a hip:

Index of contents
Energy Performance Certificate
Land Register Title and Plan
Sale Statement
Local searches and Land charges
Drainage and water search

Packs would start at £269 inc vat.
Extra copy would be an additional £25.00

The aim of Home Information Pack is to make the process of buying and selling more transparent, more efficient, faster and easier to understand. It is hoped it will reduced the number of failed transactions. Currently, one million pounds a day is wasted on failed transactions and buyer often spend hundred of pounds on valuations, legal advice and searches on transactions that ultimately break down. By providing key information at the beginning if the process, Home Information Packs will speed up the process, prevent waste and significantly cut the number of sales that fall through.
